When you are ready to move on from your current home, you want to get the most bang for your buck when selling. Here are some tips for things you can do to prepare your home for sale:

Enhance your curb appeal: This is the first thing potential buyers will see and makes a lasting impact. This includes cleaning up your landscaping, removing any clutter, and thinking if there are changes you can do that will make your home more aesthetically pleasing. Small changes that make big impacts are replacing your garage door, replacing you front door, new paint, and new/modern house numbers. If full replacements are out of your budget, a new coat of paint to make your front door pop has seen success.

Complete necessary repairs: You might have some deferred maintenance or repairs that have not been kept up on, and this is the time to do it. Take a walk around your home and take some time in each room, looking around to see if there is anything broken that should be fixed. You can conduct a pre-listing home inspection that will look for any problems or defects within your property and shed light on what could come up on a buyer’s home inspection.

Declutter/depersonalize the inside: When you are ready to list the home and you are still occupying the house, it is really important to declutter and depersonalize it. This is so the potential buyers can see themselves living in the home. Having a lot of clutter makes the space feel smaller, and you want the house to feel bigger. While you love your knickknacks and collections, the buyers might not and can’t get past them to see the bones and potential of the home with their stuff. This is the same with having personal items like family portraits hung. It makes it harder for buyers to envision themselves living there when they can see who already does. Professional staging and photography: Good pictures and furniture go a long way, and can make the difference between potential buyers going to see a property or to keep scrolling on their search. A lot of real estate agents, myself included, cover professional photography as a service when they list your home. The photographers make the lighting perfect, and can work the angles to get the best-looking photos. You can see when someone’s listing photos were taken with an iPhone, or with professional equipment.
